Guidelines and Procedures

The owners of The White House Boutique Bed & Breakfast welcome guests from around the world to our Luxurious, Well Appointed, Unique, Spacious and Pristine Bed & Breakfast in Niagara-on-the-Lake.

To assure an enjoyable and comfortable stay for all, we ask that you review and follow our regular policies in addition to Covid-19 policies posted separately.

Hello & Welcome!!!   We would like to take this opportunity to thank you for choosing The White House Boutique Bed & Breakfast for your stay.  Our address is 481 Gate Street, NOTL.  

Please read this message in its entirety.

  1. This property allows for ages 19 older. We do not permit children under the age of 16 unless previously authorized in writing after speaking with the hosts.
  2. This is a Smoke/Vape Free property.   
  3. No outdoor footwear allowed indoors except at the entrance foyer. Please bring indoor footwear or socks.
  4. An extra $500 will be levied for certified service dogs, proof required.  No other animals permitted.
  5. Check-In is between 3 – 6 PM. Check out is at 10.30 AM. Please notify hosts ASAP of any arrival delays.

Cancellations:  As a small business with just three guest suites to offer, it is imperative that we both protect our business and make sure that we are able to offer our services to our guests.  It is STRONGLY ADVISED that you cover yourself with trip cancellation insurance, in the event that you have to cancel due to any and all emergencies.   Cancellation policies will be strictly enforced EXCEPT if the government mandates a shut down once again due to Covid-19 infection. 

Full payment will be charged to your credit card unless we are able to re-book the room/s for the dates requested.   We will do our best to re-book the room/s, to avoid this charge.   Guests MUST send us an email requesting a cancellation which then authorizes us to release and try and resell the room.   No verbal requests will be accepted.

Please be aware of this policy when booking your stay.

There is a no-exceptions 30-DAY CANCELLATION POLICY posted by your 3rd party booking engine.  Direct bookings have a 15-Day cancellation window.  Should you require to cancel your reservation outside of the cancellation window due to Covid-19, or illness/emergency, you will get a full refund minus administrative costs as charged to us.  Approx $50.

Due to the current fluid situation, we reserve the right to cancel the reservation at short notice with a full refund and will suggest other places that “may” accommodate you, if available.   

You are welcome to bring take away food to the B&B and enjoy it in the dining room OR on the balcony OR on the rear patio, weather & season permitting.   NO wet FOODS allowed in the room other than dry snacks.

Occupancy:  The Abraham Lincoln & The Thomas Jefferson suites sleep (King beds) a maximum of two (2) guests.    The George Washington Suite can sleep a maximum of (4) guests with (2 Queen Beds).  Additional charges apply for guests #3 & #4.

Breakfast:  Please indicate before arrival, if you have any food allergies, restrictions or aversions.  
We have begun serving community breakfasts at the dining table (subject to change), unless otherwise advised.  A 4-course gourmet breakfast will be served at 9 AM sharp, unless otherwise notified. Please do not be late.  

Making Reservations:  It is highly advised to make RESERVATIONS at wineries, restaurants & attractions.   Wineries have stopped accepting wine tasting vouchers.   The Shaw Theater has reopened but please check online or call their box office for any changes or seasonal performances.  

PLEASE MAKE ADVANCE RESERVATIONS EVERYWHERE TO AVOID DISAPPOINTMENT.

Parking & Noise/Nuisance:  Niagaraon-the-Lake has a parking (no on street parking allowed overnight), noise & nuisance by-law pertaining to Short Term Rentals. They are posted in each guest suite folder. This property strictly FORBIDS loud parties and/or misbehavior under the influence.  Should other guests or neighbors complain, we will require you to leave the premises immediately and no refunds will be issued.  

Property Damage & Theft:  Guests are responsible for any property damage and will incur the cost of fixing the damage AND loss of revenue from the suite due to forced cancellations of the next few bookings.   These costs will be automatically charged to the credit/debit card on file with the original reservation.   Same policy applies to theft.

Pets/Service Dogs:  No pets OR animals are allowed in our guests’ rooms or in any guest areas.

“Certified” service dogs maybe accommodated with prior written consent by hosts.  Please note that a minimum $500 cleaning fee will be charged (to credit card on file) to disinfect, sanitize and professional steam clean your suite after departure.   We will need to block the room for approximately two days so that the above can be accomplished.

Hot Tub/Spa (currently operational):  There is a “use at your own risk” hot-tub spa on the back deck which will be made open weather conditions dependent.  Guests have to book time in advance with hosts with no overlaps with other guests.  Hosts need to be informed at least 8 hours in advance during business hours (8am-8pm) before use to ensure that the hottub is in optimal condition. The hot tub is operational from 10am-10pm. Please make sure you check with your doctor before using the hot-tub spa. 

Environmental Friendliness & Recycling:  This property recycles all plastics & paper.   Recycling bins are provided in each room for plastic bottles, used coffee pods, papers etc., etc.,  We also encourage you to use your towels, linens and toiletries in an environmentally friendly manner.

Need Recommendations/Ideas:  Visiting NOTL & the Niagara region for the first time, we have awesome ideas to maximize your stay here and have researched the area extensively.   All you have to do is ask.

We will be delighted to take your pictures in front or on the property if you so desire.

US & International guests – Call your bank & credit card company before travel for authorizing your credit card and additional fees.   We also accept US$$$ in cash and will provide a better exchange rate. 

Parking:   Parking space allotted for one non-commercial vehicle per suite with “Park at your own risk” policy in place.  Large vehicles will ONLY be accommodated subject to space availability.  Street parking is not allowed.

Payment/Pre-Authorization/Billing:  A VALID credit card (Visa or MasterCard ONLY) in a GUEST’S name is required to guarantee your reservation. The VALID credit card used to hold the reservation will be pre-authorized between 2-3 weeks before your arrival date. 

  • Rates are in Canadian $$$.
  • VISA, MasterCard, or Cash accepted.  We do accept US currency or payments via Zelle.  Please check with hosts.
  • We do not accept Cheques.

We do not accept third party billing for rooms. The payment card must be in the name of the guest who will be staying on the property, unless written permission is granted authorizing the use of the Credit Card, by the person making the reservation.

We reserve the right to correct price discrepancies due to glitches that sometimes do occur due to technology malfunction or transition.

LEGAL DISCLAIMER:    The White House Boutique Bed & Breakfast and its owner/operators do not undertake any liability or responsibility of any damage, cost, harm, loss caused during or after your stay on our premises.   Please procure appropriate health, travel or other insurance to protect yourselves.

By proceeding with the reservation, you and your group, accept the terms & conditions as specified and without duress or forced compulsion.
